Certification & Documentation

Gas Safety Certificate:

A Gas Safe registered contractor must conduct an annual gas safety check, and a copy of the pass certificate should be provided.

Energy Performance Certificate:

Landlords are required to supply an Energy Performance Certificate (EPC).

Electrical Installation Safety Certificate:

An N.I.C.E.I.C or N.A.P.I.T registered electrician must perform a periodic inspection and issue a certificate.

Proof of Ownership:

Please provide evidence confirming your legal ownership of the property.

Buildings Insurance

We request a copy of the current building’s insurance policy.

Note: The above certifications and documentation must be submitted to us before or during the final inspection. If needed, we can arrange and complete the necessary certifications on your behalf. For further assistance, please contact us.

Health & Safety:

  • Each floor must have at least one lithium 10-year battery life smoke alarm. 
  • If the boiler is located in a bedroom or has a concealed flue, carbon monoxide detectors must be installed.
  •  Remove all polystyrene decorative tiles and coverings from the property. 
  • Install a suitable handrail on all staircases, ensuring that balustrades or spindles have a maximum 100mm gap between them (open risers should be infilled). 
  • A mains-wired heat detector may be required in the kitchen.
  • All provided furniture must comply with the Furniture and Furnishings (Fire Safety) Regulations 1993 and be clean and in good condition.

Property Standards:

Decoration:

  • Ensure internal decoration, including walls, ceilings, and woodwork, is in good condition, painted, and free of marks.

Windows:

  • All windows should be free from cracks, fully operational, and in working order.
  • Windows lower than 1.2m above the ground floor must have restrictors limiting the opening to 150mm.
  • Locking windows must be secure and have keys.
  • Windows in bathrooms and toilets must have obscure glass or be covered with privacy film or blinds.

Doors:

  • All doors should be well-fitted, open, and close properly.
  • Install door stops to protect walls from door handle damage.
  • Entrance doors should have a Yale-type lock and a 5-lever mortice deadlock.
  • Ensure the property has a working doorbell.

Post Box:

  • Provide and install a post box for convenient postal deliveries

Dampness:

  • The property must be free from dampness, mold, and condensation.
  • Insulate water storage tanks with a suitable insulated cylinder jacket.
  • If the property has a loft, ensure the loft insulation is at least 150mm deep.

Property Standards:

Kitchens:

  • Ensure kitchen units are operational, securely fitted, and offer adequate and hygienic storage.

  • Provide a clean and well-maintained gas or electric cooker (restrained if freestanding). Allow adequate space for a fridge/freezer.

  • Ensure there are at least two double sockets at worktop height, as well as low-level sockets for the washing machine and fridge/freezer.

  • Install a fridge freezer. Provide a clear space of 600mm with suitable connections, plumbing, and drainage for the installation of a washing machine.

  • Install the washing machine.

  • Ensure worktops are in good condition with a minimum height of 300mm for tiled splashbacks.

  • Intact and grouted wall tiles.

  • Seal sinks and worktops around edges and joints with a mastic seal.

  • Flooring should be vinyl or tiles and in good condition, without stains or loose edges.

  • Fit blinds or net curtains to windows.

  • Ensure the kitchen has proper ventilation through a window or suitable extractor fan.

  • Install a mains-wired heat detector if no kitchen door is present. The kitchen door must be an FD30 fire door with intumescent strips and a self-closer.

  • Fit a fire blanket on the wall or worktop near the kitchen door.

Bedrooms:

  •  Furnish double rooms with a double bed.
  • Furnish single rooms with a single bed.

Living Room / Communal Space:

  • Equip the living room with a dining table and chairs, as well as a sofa.

Property Standards:

  • The property must be vacant, with no tenants or belongings present on the handover day.

  • Ensure the property is cleaned and all necessary maintenance work is completed before the tenancy start date.

  • Keys should be dropped off at least 48 hours prior to the tenancy start date.

Rental Offers:

Terms and conditions of the offer are subject to the following conditions and the execution of a contract between Iglou Homes and the property owner regarding the specified property/properties.

Property owners acknowledge the following requirements:

  1. The property must include a distinct living/dining area that is separate from bedrooms unless multiple living/dining rooms are present. One room should be dedicated to relaxation and cooking and should not be a bedroom.
  2. The property must be clean, in good condition, and compliant with our guaranteed rent terms during handover.
  3. Offers are subject to viewing, either in person or through video or photos.
  4. Property owner certificates, such as passports, must be provided.
  5. Gas and electric certificates must be provided.

Please note that Iglou Homes is not bound by this offer until the contract is signed and mutually agreed upon by both Aston Pearl and the property owner. Offers are valid for five working days only (subject to change based on the offer, property condition, and market timing).
